Cancellation Policy

  • For ‘Regular Rates’ (PAY AT CHECK-IN) we require 14 days advance notice to avoid being charged a cancellation fee equivalent to one night’s stay.
  • For ‘Non-Refundable Rates’ (PAY NOW AND SAVE) no changes to reservation dates are permitted and no refunds are issued if you choose to cancel your reservation.
  • For Large Group Bookings (3 or more cabins and/or RV sites) full payment is required at time of booking and is non-refundable.
  • Once you have checked-in, you are responsible for payment for your entire stay. If you need to depart prior to your original check-out date, please see management.
  • There are no refunds for late check-ins or early departures.
  • No refunds will be made for cancellations due to weather, road conditions, acts of nature, mechanical, electrical failure of malfunctions with TV’s or other equipment, family emergencies, sighting of insects and rodents or other circumstances beyond our control.
  • Cancellations must be made via phone (<a href=”tel:903-361-5070″>903.361.5070). Emails or messages are not accepted as a form of cancellation. Please make sure you speak with a live agent and receive a cancellation confirmation.
  • If you are booking within the cancellation period, your credit card may be charged for the first night’s stay at the time of the booking.
