01Reservations & payment
- Guests must be 25 or older to book (21 for boat rentals)
- Two-night minimum April 1–October 31; three nights holiday weekends
- Pay at Check-In: 14 days' notice or one night charged
- Pay Now & Save: non-refundable; only added nights allowed
- Three or more cabins/sites: paid in full at booking, non-refundable
- Packages: 3-day cancellation
02On property
- Check-in 3pm · Check-out 11am
- Quiet hours 11pm–7am
- RV sites: max 6 people, 4 adults
- Designated parking only
- Street-legal golf carts only; no ATVs or side-by-sides
- No fireworks
03Pets
- $35 per pet in pet-friendly cabins, maximum two
- No aggressive breeds; leashed at all times
- $250 deep-clean fee for pets in non-pet cabins
04Boat rentals
- Renters 21+ with valid ID; damage deposit required
- You pay for the fuel you use
- Late returns billed hourly
- Weather cancellations pro-rated at return; cancellations within 3 days charged in full
05Marina & slips
- Slip leases month-to-month (30 days' notice) or prepaid 3/6/12 months
- Proof of insurance required
- Guests' boats in transient slips at owner's risk
- Fuel dock hours posted seasonally
06Fees you can avoid
- $250 excessive cleaning
- $250 smoking in a cabin
- $75 quiet-hour violation
- $25 lost key
- $10 per missing linen item
No refunds for weather, road conditions, early departure, equipment malfunctions or circumstances beyond our control. Once checked in, you're responsible for your full stay.
